Seedco Financial Denver
Seedco Financial Services based in New York City has retained City Projects to facilitate the first ever strategic planning process for Seedco Financial Services Denver (SFSD). SFSD provides flexible and affordable loans to qualified non-profit organizations, large-scale commercial real estate projects (non-profit and for-profit), and small businesses in Denver’s low-to-moderate income neighborhoods.
Security Properties, Inc.
This Seattle based regional developer engaged City Projects to complete a study on the history and policies and procedures inherent in Denver’s Section 8 ordinance.
The Board of Directors of the Uptown Partnership hired City Projects to develop and execute the dissolution plan for this twenty-five year old affordable housing and community development organization. City Projects created a stakeholder group that developed a dissolution matrix to guide the disposition of the Uptown portfolio. Three goals were identified:
- Preserve as many affordable units as possible;
- Protect the investment of the public/private financial partners and
- Pay vendors and avoid bankruptcy. City Projects worked the Board of Directors and staff to ensure a smooth transition; developed and monitored the operating budget, creditor payment plan, legal requirements and human resources. Grants were secured for operations in excess of $300,000. Work-outs were completed on 16 properties valued at over $20M. Eighty-two percent of the affordable housing units were preserved. All creditors were paid and remaining proceeds were
donated to housing related organizations in Denver.
Heitler Development
City Projects was retained by Heitler Development as Project Manager for the Benedict Park Hope VI Redevelopment Project in Denver’s Historic East Village. This $16M, 124-Unit, Mixed Use, Mixed Finance Development is owned and operated by the Denver Housing Authority. From a national RFP, Heitler Development and City Projects were selected by the Denver Housing Authority as fee developers. Low Income Housing Tax Credits and grants from the City of Denver and the Colorado
Division of Housing were secured. Stakeholders included the East Village Advisory Committee, the Denver Housing Authority, HUD, City and County of Denver, Colorado Division of Housing, Colorado Housing and Finance Authority, the Colorado Black Chamber and the Minority Contractors Association.
Mercy Housing
The Vice President of Development selected City Projects to provide strategic counsel for ongoing resource development efforts. City Projects worked with the leadership team and resource development staff to implement a Major Gifts Program.
